Project Summary
The Stil Varna Project, developed in the city of Varna, Bulgaria, has been designed as a contemporary residential building positioned on sloping terrain with pronounced level differences. The project's core approach is to achieve a balanced solution between site conditions, user needs, structural requirements and relevant regulatory limits. The aim has been to treat the building not merely as an independent mass placed on the land, but as a holistic architectural element shaped together with the topography.
The challenging slope and varying level differences across the site have been among the main factors directly shaping design decisions. The building's floor organisation, connections to open areas, entrances, vehicular approach and landscape arrangements have been developed in response to the existing topography. Level differences have been resolved through terraced landscape areas, terraces, retaining elements and open use areas created at different elevations. In this way, the sloping character of the site has been regarded not as a design obstacle, but as an element strengthening the building's spatial variety and its relationship with the surroundings.
A contemporary architectural language has been adopted in the building mass, combining strong vertical and horizontal lines. Vertical brick-clad surfaces running along the facade integrate the building's layered organisation, giving the facade a strong rhythm and depth. These vertical elements are balanced by anthracite horizontal bands and large window systems. The contrast between the warm, natural texture of brick and dark-toned modern surfaces is one of the key facade decisions defining the building's character.
The large openings used on the facade, approaching full floor height, enable the interior spaces to establish a strong relationship with natural light. Black-framed joinery highlights the openings between brick surfaces while supporting the modular order of the facade. Balconies and terraces opening in different directions create controlled projections and setbacks in the mass, preventing the building from appearing as a monolithic block. Transparent glass balustrades reduce the visual weight of the balconies and help maintain an uninterrupted relationship with views and the surroundings.
Wide eaves and dark-toned mass elements with a framing character on the upper floors accentuate the building's silhouette while protecting open areas from climatic effects. In the facade composition, brick cladding, anthracite surfaces, glazed balconies and selectively used exposed-concrete-look finishes are brought together to create a balanced material unity. The same design language is maintained on the building's different elevations, while the position of balconies, the proportion of openings and the balance of solid and void surfaces are varied according to orientation and use requirements.
Landscape design has also been treated as an extension of the building's relationship with sloping terrain. Terraced green areas, circulation routes around the building and resting areas created at different levels are arranged to integrate with the architectural mass. Private open areas at lower levels and vehicle and pedestrian access at upper levels are separated from each other, supporting both privacy and comfort of use.
During the design process, building regulations applicable in Bulgaria were taken into account, including setback distances, building height, accessibility, fire safety, parking layout and technical implementation criteria. Within the limits set by regulations, feasible solutions have been developed that make the most efficient use of the site's potential without compromising architectural identity.
The Stil Varna Project is a holistic design study that brings together challenging site conditions, level differences and statutory requirements through a contemporary architectural approach. Through the warmth of brick surfaces, dark-toned modern mass elements, large glazed openings, transparent balconies and terraced landscape arrangements, the building establishes a strong relationship with its surroundings while gaining a distinctive and clearly defined architectural character.
